Finishes specified for Bandra, not a template
Bandra West is two different painting problems sharing a pincode. On the sea-facing side, from Bandstand round to Carter Road, buildings take salt spray year-round, and standard emulsion simply chalks and peels off the western elevations within a couple of seasons. Inland, around Pali Hill and Ranwar, the stock is older low-rise and gaothan housing where the walls are lime-plastered and thick, and the wrong impermeable coating traps moisture inside them.
We spec differently on each. Seafront elevations get anti-carbonation, elastomeric systems rated for chloride exposure. Older Ranwar and Pali Hill structures get breathable, mineral-based finishes that let the wall dry outward instead of blistering. For occupied Bandra flats, which is most of our work here, we run phased room-by-room execution with dust containment, because nobody is moving out of a Bandra flat for a repaint.
What Bandra projects actually need
Sea-facing elevation systems
Bandstand and Carter Road exposures need chloride-rated elastomeric coatings, not standard exterior emulsion that chalks within two monsoons.
Gaothan & lime-plaster care
Ranwar and Pali Hill low-rise often has breathable lime plaster; sealing it with plastic-film paint drives damp inward. We use mineral finishes instead.
Occupied-flat phasing
Room-by-room scheduling, dust barriers, and daily clean-down so you keep living in the flat while we work.
