Mira Road and Bhayandar sit on a low-lying coastal salt belt, and that geography does real damage to buildings. Groundwater here is saline, and in older and poorly-detailed structures it wicks up through the foundation into the wall base, carrying salt with it. As the wall dries, the salt crystallises just under the surface and pushes the paint off from behind in a powdery, blistering band along the lower part of the wall.

That is rising damp with salt attack, and it is the most commonly misdiagnosed problem we see in this belt. It cannot be fixed by repainting, and it will come back through any coating you put over it. The correct sequence is to address the moisture path and use a salt-resistant, breathable base treatment before any finish goes on. We will tell you honestly when a wall needs that, because the alternative is you paying us twice.
